Discount code issue

I’m trying to add discount of 20% for some products.
So, I go to edit product section, select my product and add discount code with the amount.
It looks like that discount is applied across the site for everything else.

Discount codes you create for a particular product can only be set as a flat amount to deduct, not a percentage. When the buyer applies that discount code in their cart screen, it will appear as a generic discount on the cart total, rather than altering the listed price of the item itself.

What is I want to apply 20% off for one group of products (closeouts etc.) - Do I need to create flat discount for each product?
Another issue - I left my zip code blank but it is still required field at the checkout.
I also tested applying flat discount code and left that field empty as I want discount to be applied automatically - it is still showing up at check out.

Yes

If your products require shipping, the cart will ask for zipcode.

Well,
This does not answer my question completely.
If there is an option to apply discount automatically, why user still have to enter discount code at checkout?
As far as zip code goes. My shipping charges are flat and not zip code based. Again, why showing this field at checkout?

It's up to you whether to require entering a discount code, or otherwise to apply a discount automatically. If your cart has any "manual entry" discount codes configured, or if any product a buyer adds to their cart has its own discount code, then the code field would be displayed during checkout, even if an automatic discount had also already been applied (actually, I am not quite sure if the code field would still appear even if all discounts were configured as automatic and no code-based discounts had ever been configured).
As for the zipcode, it's just the way our cart works, in that the zipcode field is displayed whenever shipping calculation is enabled. Even flat-rate shipping requires an address to ship to. :^)

If all the discounts configured are without a code, then we don't show a box to enter the discount code
